1. What does LOTAD Limited actually do?
We are a UK property company operating across six strategies — property flips, serviced accommodation, rent to rent, HMOs, land development, and commercial to residential conversions. Depending on the opportunity, we act as buyers, operators, developers, or partners. What stays consistent is our approach: honest, hands-on, and focused on outcomes that work for everyone involved.

2. Where do you operate?
Across England and Wales. Certain strategies — particularly land development and commercial conversions — take us nationwide. Others are focused on areas where we have strong market knowledge and operational infrastructure.

3. I own a piece of land. How do I know if it has development potential?

You may not — and that is completely normal. Assessing development potential requires an understanding of planning policy, site characteristics, and local demand that most landowners have no reason to be familiar with. The first step is simply to get in touch and tell us about the site. We will give you an honest initial view at no cost and no obligation.

4. What does it cost a landowner to work with you?
We structure our land deals so that the costs of progressing a site are borne by us, not the landowner. The landowner benefits from our work and our investment when the site is successfully brought forward. If we are not successful, the landowner has not been put out of pocket.

5. What is rent to rent and how does it work?

Rent to rent is an arrangement where we take on a landlord's property on a fixed-term guaranteed rent agreement. The landlord receives a fixed monthly payment — whether the property is occupied or not — and we take on full responsibility for managing and operating it. It is designed for landlords who want reliable income without the day-to-day demands of managing a property themselves.

6. I own a commercial property that has been vacant for some time. Can you help?
Quite possibly. Vacant commercial property is exactly the kind of opportunity we look for. Get in touch with details of the property — its location, size, current use class, and how long it has been vacant — and we will give you an honest view of its conversion potential.

7. Do you work with joint venture partners or investors?

8. Will you make an offer on my property?
If your property fits our criteria, yes. We can move quickly and do not rely on mortgage finance, which means we can offer certainty and speed where that matters to a seller. 9. Are you a property agency or a property company?
We are a property company. We do not act as agents representing buyers or sellers for a fee. We either own the deal, operate the asset, or work in partnership with the people who do.
