Commercial to Residential Conversions

Seeing What a Building Could Become.

The UK has a significant and growing stock of underused commercial property — vacant offices, redundant retail units, disused light industrial buildings — sitting in locations where demand for quality residential accommodation is strong and supply is limited.

We identify these buildings, assess their conversion potential, and bring them forward as residential schemes through permitted development rights or full planning permission.

It is a strategy that requires a specific kind of thinking: the ability to look at a commercial space and see a home, to understand what the planning system will and will not allow, and to manage a conversion process that is more complex than a standard refurbishment.

What We Look For:
Vacant or underused office buildings, redundant retail units and former high street premises, disused light industrial and warehouse space, mixed-use buildings where the commercial element is no longer viable, and any commercial property in a location where residential demand is demonstrably strong.


How We Assess a Conversion:
Every potential conversion is evaluated across four dimensions — planning, structural, financial, and market. We look at permitted development eligibility, structural suitability for residential use, conversion costs against end values, and the depth of local residential demand. If all four stack up, we move. If they don't, we say so.


Permitted Development vs Full Planning:
Many commercial to residential conversions are possible under permitted development rights — a faster, lower-risk route that does not require a full planning application. Where permitted development is not available or does not maximise the site's potential, we pursue full planning permission with the support of our specialist planning partners.
